are not a "For-Sale-By-Owner" company, but we have a variable
rate which rewards the homeowner or agent if they find the buyer before
another MLS agent

if another MLS agent finds the buyer. The IBR agent verifies the buyer’s qualifications, negotiates the contract and handles all aspects of the transaction through closing. The other agent represents the buyer and the IBR agent represents the seller.
